What is an EPC?

An Energy Performance Certificate (EPC) is performed by an accredited Energy Performance Assessor (EPA). It ascertains the energy efficiency of the property and grades it in a way similar to that of domestic appliances and includes a report of potential improvements for the property and a corresponding potential grading.

Why do I need an EPC?

Since October 1 2008, landlords have been required to be able to provide a copy of an energy performance certificate to potential tenants when they first view details of a property so that they have a clear understanding of the property’s energy efficiency rating.

How do I get an EPC?

A qualified EPA needs to visit the property in order to take dimensions and ascertain it’s energy related characteristics such as the heating system and its controls, insulation, construction materials etc. and making a brief check of each room. The data compiled is used to generate a report which is then entered onto a national database where a certificate is generated.
