At Accord we have found after many years of experience that
a professional inventory process is by far the most
successful for both landlord and tenant.
The Complete Inventory Service (Managed Service only)
A detailed inventory and schedule of condition will be
provided at the start of the tenancy. A Checkout Assessment
including a defects and deficiencies report taking into
account normal wear and tear etc will also be provided as
part of this service.
All properties managed by Accord will automatically take
this service as it is the most efficient way of safeguarding
both landlord and tenant.
Inventory (Letting Service)
Our considerable experience has proven that a detailed
inventory conducted at the start of the tenancy leads to a
much higher incidence of the property being returned to the
landlord to the same standard, less normal wear and tear, at
the end of the tenancy. A separate Checkout Assessment
including a defects and deficiencies report can be provided
upon request, for an additional fee.
Tenant Deposit SchemeAccord Sales & Lettings is already a member of The Tenancy
Deposit Scheme for Regulated Agents (TDSRA), approved by the
Government and one of the three governing bodies able to
hold tenant deposits.
Accord already uses finely tuned processes and systems to
ensure the check-out process runs smoothly, and will be
commissioning the Complete Inventory Service or Inventory as
part of its service on every let property. This service will
provide evidence both for landlords and tenants and the
TDSRA scheme gives them free access to the alternative
dispute resolution service in the unlikely event of
disagreement over the return of the deposit.
