Letting Service Options
Letting & Rent Collection Service
This service is suitable for Landlords who live locally, who are willing and able to provide an excellent day to day management service for their tenants.
* Free consultation and assessment of market rental
* Marketing your property using the latest technology, matching a suitable tenant and provision of a ‘to let’ board
* Undertaking all administration, preparation of Tenancy Agreement and Notice to leave
* Provision of a rent collection service, with electronic transfer of money to your bank account
* Annual Statement of Account for tax purposes
* Deposit/bond monies held in Accord audited client’s account
Full Management Service
This service offers convenience and total peace of mind and is designed for the owner who wants a low level of involvement with the tenant and is needed by landlords who live any distance or who have limited time. (It should be noted that a number of company tenancies now require their employees to let managed properties). Includes all of the features of the Letting and Rent Collection Service plus:
* The day to day management of property issues by our trained Property Managers
* Regular inspection of your property
* Recommendations of enhancements needed on a property
* The successful resolving of any defects and deficiencies highlighted by the inventory at the end of a tenancy
Inventory Safe (Managed Service Only)
To effectively manage your property it is important that a comprehensive inventory and schedule of condition is drawn up at the commencement of a tenancy. Under our Management Service only we instruct an inventory clerk on your behalf.
Depending on the size of your property and whether the property is furnished or unfurnished will determine the additional inventory cost. This includes a defect and deficiencies report when your tenants leave the property.
Selling Your Property
The key to selling your property is ensuring the correct valuation. As a company we understand the importance of this. The way we ensure our valuations are as accurate as possible is to use the latest information available from the land registry records whilst tracking other properties available and sold within the market place and of course our own comprehensive knowledge. Whilst all of the above is not an exact science we pride ourselves in watching trends carefully, researching well and providing you with an accurate valuation.
Progressing Sales
One of the common complaints about estate agency services is the lack of progress reports from the point of an agreement of sale subject to contract to exchange and completion. At Accord we understand the importance of keeping you fully informed and commit ourselves to weekly progress reports. This will obviously include progress with regard to surveyors’ reports, mortgage offers and conveyancing by solicitors. We also commit ourselves to try to the best of our ability to keep an eye on the chain, should there be other related sales within the transaction.
Accompanied Viewings
Statistically a viewing completed by the agent is 50% more successful than one conducted by the owner. As such, as a company we believe it is vitally important to try to accompany all viewings, even during weekends and evenings if required. At Accord we train our viewers thoroughly and as a result we believe our accompanied viewing service is highly successful in converting interest in your property to offers to buy. We are also able to monitor feedback and pass on comments viewers may not feel comfortable making to the property owner.
