‘Modernisation Of Rentals A Serious Issue’ Claim Accord Lets

In light of the recent announcement made by the Association of Residential Lettings Agents (ARLA) that a new incentive scheme should be introduced to encourage landlords to modernise their homes, Accord Lets, the regional property specialists, offering property to rent in Leamington, Birmingham and Warwickare supporting this claim.
As the buoyancy of the rentals market continues to go from strength to strength, and the number of rental properties continues to increase, more and more tenants are living in homes, apartments or flats in desperate need of modernisation.

The recent figures launched by ARLA did in fact find that if landlords were able to receive immediate tax relief 61 per-cent would upgrade their property in some way.
Property owners who do decide to modernise their homes may also be in a position to reap double the benefits if tax benefits are introduced. As well as saving money on their expenses, they would then be in a position to ask more rent for their property, as it would be much more desirable to the average tenant on the street.
Mr Mimmack added, “Modernising a property has many benefits for the landlord including the fact that it will maintain the property’s value if they do decide to sell up at any point in the future. Today’s buyers are becoming increasingly hard to please and rightly so. It makes sense for property owners to stay ahead of the game. Refurbishing or modernising a property also means that the tenant may opt to stay there for longer, resulting in a steady flow of income for the landlord, which just goes to show that spending a little time, money and effort can pay dividends in the long run.”
