Rise In Mature Students ‘Breath Of Fresh Air’ For Rentals Market
18 May 2009
Accord Lets, the leading letting agent in Birmingham city centre, are labeling the increase in mature students returning into further education due to the impact of the credit crunch as a blessing in disguise for the rentals market.
As job security is diminishing before our very eyes, it seems that with redundancies, comes the need for retraining, and with that comes an influx in mature students, resulting in increased demand for rentals close to city centre’s, and a guaranteed source of regular income for the UK’s landlords.
Carl Mimmack from the firm who offer not just Birmingham apartments to let but property to rent in Leamington and Warwick property to let, said, “ The increase in students coming to areas like Birmingham, Leamington and Warwick is certainly on the increase, and it is great for the buoyancy of the rentals market. Climbing mortgage rates and ridiculously high deposit levels are resulting in increased numbers looking to rent until the property market finally stabilizes and as this demand increases so does expectation.
“The great thing about this sudden influx in mature students looking for accommodation, is that they are often more willing to travel, seeking out properties in areas previously less popular.”
This sudden shift in tenant age is being praised by industry professionals as a breath of fresh air, as it provides prospective landlords with a new target market, and a much higher chance of finding a suitable tenant.
This change is backed by figures launched earlier this week by UCAS (the University and College Admissions Service) who found that each year the number of mature students applying to university is up by around 13 per-cent.
Mr Mimmack , from the firm who specialize in providing tenants with properties to let in Leamington, ranging from apartments to family sized homes, added, “Moving to a brand new area is daunting whether you are a younger student or a mature student, and it can be hard knowing where to look for that perfect property. Here at Accord we encourage any students new to the area to visit our website at www.accordproperty.co.uk.”
