Teamwork Wipes Out Void Periods
15 November 2011, by Katie Martin
VOID is an unmentionable word for the expert team at Accord Lets. They know that one of the most critical issues affecting whether landlords make a profit on their investment is occupancy, and the time when a property is empty is known as a void period.
"Annual profit can be wiped out very quickly when a mortgaged property lies empty, which is why we plan ahead when tenancies are coming to an end to ensure our landlords do not lose out unnecessarily," said Katie Martin, manager of the Leamington branch of Accord.
"Some of our landlords haven't had a void period for several years, due to diligent team work between our management centre in Warwick and those of us working in the branch office in Leamington. "We swing into action at least two months before the end of a tenancy, finding out if any work needs to be done on the property, if the tenants plan to stay or leave, finding new tenants from our waiting list if the property is becoming available and ensuring all the necessary checks and legalities are dealt with in plenty of time for a swift, smooth changeover.
Landlord Sue Hogarth said: "Accord's strength is that the business concentrates on the rental business only and you have a dedicated member of the team for your property". Dealing with the same person, who knows the property inside out, makes everything quicker and easier and allows Accord's staff to build a rapport with clients, according to Katie. "Because we deal only with letting our efforts aren't diluted - we have unrivalled expertise with over two decades of experience in this area. Everything we do is designed to maximise landlords' profits and keep tenants happy and eliminating void periods is just one aspect - albeit of paramount importance".
