Letting & Rent Collection Service
This level
of service is designed for the owner landlord who is willing
and able to provide an efficient day-to-day management
service for tenants and deal promptly and appropriately with
any issues during and at the end of the tenancy.
It caters
for owner landlords who are fully up to date with the
legislation relating to rented property, are in a position
to have repairs carried out swiftly and legally and are
happy to be involved with tenants. Landlords will probably
live locally.
The service
includes:
- Free consultation and assessment
of market rental
- Marketing your property using the
latest technology, matching a suitable tenant and the
provision of a "To Let" board
- Undertaking all administration,
preparation of the Tenancy Agreement and Notice to Leave
- Provision of a rent collection
service with electronic transfer of money into your bank
account
- Annual Statement of Account for
tax purposes
- Holding the bond money in an
Accord audited client account
- Drawing up an Inventory at the commencement of the tenancy
Inventory (Letting Service)
Our considerable experience has proven that a detailed
inventory conducted at the start of the tenancy leads to a
much higher incidence of the property being returned to the
landlord to the same standard, less normal wear and tear, at
the end of the tenancy. A separate Checkout Assessment
including a defects and deficiencies report can be provided
upon request, for an additional fee.
